We made our first offer on a piece of real estate!

After spending a weekend watching ALL of the REI TV videos and taking scrupulous notes, I finally made my first offer to do a sandwich lease option on a house that would have gotten accepted if the seller didn't assign selling duties to their brother who was just unreceptive to anything but renting to an end tenant or selling for above retail. I wouldn't have taken action if I didn't keep hearing: "Now go out and make an offer!" Thanks Nick!
